Bainbridge Island real estate continues to be a buyers market in most price segments. A buyers market is defined as a list to pending ratio of 0-45%, a balanced market would be 45-55% and a seller's market would be anything above 55%. In my graph here, green represents a buyers market, yellow would be a balanced and red would be a seller's market. I track this information weekly so I can see a trend before it happens. If you look here, clearly a seller's market is the $250-300K price range. What I would look for in a particular price segment is whether or not it is trending towards a buyer's market or a seller's market.
